If you are building a home in the future and the design is a two story over 3000 sq. ft. insist the builder install an a\c unit for the second floor. Not only should you have an a/c for the second floor, the furnace or air handler for the second floor should be located on the second floor or the attic because cold air to cool the second floor is hard to push up from the basement. This will cost a little more up front. However if you plan on staying in the home you build you will thank yourself when you hear your friends and neighbors complain about how hot their bonus rooms are.
